all right i've got the july and august reports from the planning commission first up this was a permanent accessory dwelling that went before the board of adjustment it was robert and emily walker were out on ronnieville school road across from the elementary school proposing to build a 1150 square foot apartment there above a detached garage so this is actually the 40th permanent accessory dwelling that the board of adjustments has approved since 2009 these are being used for a variety of reasons whether it's kids coming home from college just as guest quarters when someone comes to visit mom or dad or grandma or grandpa moving back onto the property so again something uh we put in the zoning ordinance in 09 and it's been well received and heavily used so these are two ground mount solar systems in november of 2020 the planning commission took action on solar and so we set the threshold for a ground mount solar system in your backyard for your personal home we set a threshold of 200 square feet

and this is the second and third that have actually exceeded that size the one on the left there is going to be buck run lane that's off of locust grove road so they had a 300 square foot array as well as a 270 square foot array that was proved and then on the right there that's actually four seasons subdivision first one we've done within a subdivision and we're on west rainbow way and that was a 300 square foot panel in the rear yard so the board of adjustment did require some screening and landscaping on that one that would not impact the efficiency of the panel but try to soften it up screen it from some of the view of the neighbors uh this is casey and adam hobbs we're at the corner of joy k lynn in 62 down kind of the stephensburg area received a variance from the board that 26 by 40 garage there next to the new home needed to be about three or four foot too close to the road that was approved lastly this is uh the fowlers were out in ronnieville on leah court and wanted to actually add an attached

garage to the front of the home to convert the existing attached garage into a master suite so they could utilize the house and just live on one level of the two-story home there so it needed a variance and it turned out their existing front porch also needed variance that was approved looking at the various land use applications for july and august three conditional use permits two development plans two zone changes 16 subdivision plots one road closing request and four variances looking at platts and lots 16 plaits recorded in july 10 in august we're at 58 new platts recorded for the year slightly down from 2020 at this time when we were at 63. however on new lots uh 29 new lots created in july 11 in august so we're currently at 127 new lots for the year and that's up from 73 last year permits

building permits 43 in july 29 in august 339 total permits so far for the year that's down about 20 permits from last year however on electrical uh 99 in july and 98 in august electricals 803 total for the year that's actually up by 100. single-family dwellings july was good 13. august took a dip there with only seven so we're at 93 new homes for the year put that in comparison this time in 2020 we were at 112 2019 we were at 116 2018 we were at 112. so hoping hoping maybe the price lumber comes down things turn around here for the fall inspections 135 finals in july 145 in august footers 19 in july 33 in august and that's all i've got happy to answer any questions you all might have anyone have any comments or questions fred as always we appreciate the great job

thank you all thank you thank you next we'll hear from the hardin county engineer mr charlie allen got all kinds of good news yeah it has been it has been good been a good year good summer i think around here so we'll get started with some storm water stuff first as you can see here as far as our erosion inspections we've had 1184 total inspections for the year only 10 violations notice the violations so everyone seems to be doing a really good job keeping that under control you can see again for the july and august the number of inspections we've ramped it up we've uh our inspectors have been out our staff has been out in the field quite a bit as you can see july and august we had some you know some pretty good rain events in there as well so uh but we've been out more and more here lately just to be out visible in the community making sure we're on top of things and with that though the the violations and the stop work orders are still really really low we don't really have that kind of issue right now and if we do we get on that pretty quickly and contact the contractors the builders or

the owners and tell them of the situation and everybody has been really good about complying or trying to fix it trying to get it to our to our liking to our standards very quickly so community's doing an outstanding job working with us for the year annual inspections uh we're doing really well we're up to 1184 like i said last year total for the year was 12 24 and year before that 1108 so 2021 we've done a great job of uh getting those inspection numbers up being out in the field more often and again and reflection though of the good work ethic out in the community is right there that only 10 noticeable violations and no stop work orders as far as public concerns we have had a few calls but not a lot i mean we get in july i had four august two i try to get on those quickly and uh we reach out to everyone when they call if they leave a message i get a hold of them as soon as i can we go out and make site visit i usually try to schedule those with uh dwight and go out in the field and we try to our stick we go out together michael and look at these things and try to come up with a resolution something that works
